The Pattaya property market in 2026 is active—but cautious, competitive and increasingly selective. Transactions are taking place, and the latest official figures show a recovery across Chonburi and the Eastern Economic Corridor (EEC). At the same time, buyers have more choice, compare properties carefully and are less willing to accept unrealistic asking prices.
In simple terms: this is not a dead market, but it is not an easy market either.

What Do the Latest Pattaya Property Market Figures Show?
Pattaya-specific statistics are not always published separately. The most reliable official indicators generally cover Chonburi province or the wider Eastern Economic Corridor. Pattaya is one of the principal drivers of Chonburi's condominium, tourism and foreign-buyer markets, but provincial figures should not be mistaken for Pattaya-only data.
According to Thailand's Real Estate Information Center (REIC), Chonburi recorded 15,928 residential ownership transfers during the first half of 2026, an increase of 15.1% year on year. Their combined value reached THB 39.25 billion, up 8.8%. Of those transfers, 9,599 were low-rise properties and 6,329 were condominiums.
The wider EEC also showed improvement. In the second quarter of 2026, new residential sales increased by 23.2% year on year, while remaining supply fell by 5.3% to 61,945 units. Nevertheless, the estimated time required to absorb that stock was still approximately 41 months.
That combination tells us something important: demand has improved, but buyers still have considerable choice. The recovery is real, although it is not equally strong in every location, property category or price range.

Pattaya Condo Market: Active, but Buyers Are More Selective
Condominiums remain the most accessible form of property ownership for international buyers, and Chonburi continues to be one of Thailand's most important foreign-buyer markets.
In the first quarter of 2026, Chonburi registered 1,167 condominium transfers to foreign buyers, representing 36% of all foreign condo transfers in Thailand during that period. This was the highest share by number of units among all provinces.
However, the national foreign-buyer market has slowed overall. During the first half of 2026, foreign buyers transferred 6,533 condominiums across Thailand, down 8.8% from the same period in 2025. The total value declined by only 1.5% to THB 28.27 billion, suggesting that demand for better-quality or higher-value properties remained more resilient than headline transaction numbers might imply.
The buyer mix is also changing. Chinese purchasers remained the largest foreign group, but their transfers fell by 23.8% year on year in the first half of 2026. Russian purchases moved strongly in the opposite direction, rising by 50.4%. Buyers from Australia, Germany, France, the United Kingdom, the United States and India also continued to participate in different parts of the market.
For Pattaya sellers, simply advertising a condo as an “investment” is no longer enough. Buyers now pay close attention to:
- The building's condition and management
- Foreign ownership quota availability
- Maintenance fees and the condominium's financial health
- View, floor, layout and natural light
- Renovation quality
- Realistic rental potential
- The asking price compared with similar resale units
Older condominiums can still sell well when they offer generous space, a strong location and sensible pricing. New developments attract interest through modern facilities and payment plans, but they must compete with a large resale market where motivated owners may offer better value.
New Pattaya Condo Supply Has Slowed

Developers have become more cautious. CBRE reported 1,716 new condominium units launched in Pattaya during the second half of 2025, the lowest half-year figure since the second half of 2023. That followed 3,377 launches in the first half of 2025.
Fewer launches can help existing stock gradually find buyers, but they do not remove the competition already present in the market. Numerous completed, resale and off-plan units are competing for the same clients, particularly in Jomtien and other high-supply areas.
This explains why a good property can sell while a similar unit in the same building receives very little interest. Presentation, condition, legal readiness and price make a major difference.
What Is Happening With Pattaya Houses and Pool Villas?

The house and villa market is more complicated than the condominium market.
There is still genuine demand from families, long-term residents and buyers seeking more space in areas such as East Pattaya, Mabprachan, Huay Yai and Na Jomtien. Modern houses with practical layouts, covered parking, good access and reasonable running costs remain attractive.
At the same time, this segment is sensitive to legal structure and pricing. Foreigners generally cannot own land directly, and Thai authorities increased scrutiny of illegal nominee arrangements in 2026. This has made buyers and existing owners more cautious—and rightly so.
This does not mean foreigners cannot legally enjoy long-term use of a house. It means the ownership structure must be legitimate, transparent and reviewed by a qualified independent lawyer. A company created only to hold land through nominee Thai shareholders is not a safe shortcut.
For sellers of company-held houses, clean corporate records and a defensible legal structure are more important than ever. Properties with unclear accounts, inactive companies or questionable shareholders will face greater resistance, regardless of how attractive the house may be.

For most standard resale properties, Pattaya currently leans toward a buyer's market. There is enough stock for buyers to compare alternatives and negotiate, particularly when a listing has been available for several months.
But this does not apply equally to everything. A well-priced beachfront unit, a renovated condo with an exceptional view or a correctly priced modern villa in a desirable location can still attract attention quickly. Scarcity exists at the level of the individual property, even when the wider market has abundant supply.
For sellers, the most common mistake is pricing according to what they paid, what they spent on renovations or what another owner is asking. Buyers compare actual value. An inflated listing may sit online for months and become stale, while correctly priced competing properties sell first.
What About the Pattaya Rental Market?

Pattaya continues to benefit from tourism, long-stay residents, retirees, international families and people working across Chonburi and the EEC. This supports demand for both condominiums and houses, but the rental market is very price-sensitive.
Clean, well-maintained properties in convenient locations rent more easily. Reliable internet, functional kitchens, washing machines, comfortable furniture and responsive management frequently matter more to tenants than expensive decoration.
Owners should also be careful with projected rental returns. Gross yield calculations do not include vacant periods, agency fees, maintenance, repairs, common fees, insurance or taxes. Short-term rental projections must additionally be assessed against Thai hotel and condominium rules. A promised return should never replace proper due diligence.
Is 2026 a Good Time to Buy Property in Pattaya?

It can be—but only if the property makes sense on its own merits.
The present market gives buyers negotiating power and a wide choice, particularly in the resale sector. It may be a good time to look for motivated sellers, completed units and properties where the price is supported by genuine comparisons rather than marketing claims.
Buyers should still avoid purchasing solely because someone predicts that prices will rise after a future infrastructure project. Transport links and EEC investment can support Pattaya over the long term, but the quality of the property, legal ownership, location, building management and purchase price remain far more important.
Pattaya Property Market Outlook for the Rest of 2026

The latest data points to a selective recovery rather than a broad boom. Chonburi transfers are up, the EEC has recorded stronger sales and Pattaya remains highly relevant to foreign condominium buyers. At the same time, foreign demand is shifting, large inventories have not disappeared and enforcement against illegal nominee structures is changing the house market.
My expectation is that correctly priced, legally clean and well-presented properties will continue to sell and rent. Average or overpriced properties will take longer, even in good locations.
The question is therefore no longer simply, “Is the Pattaya market good or bad?” A better question is:
Is this particular property the right product, in the right location, with the right legal structure and at the right price?
That is what determines the result in today's market.
